Impact Fees

Impact Fees are one-time charges imposed on developers and home builders to fund infrastructure costs associated with the new development. These fees ensure that new development pays its fair share of the costs associated with its impact on the City's public services and infrastructure. Fees are collected when a Certificate of Occupancy is issued. Please email bldginfo@northportfl.gov to have your Impact Fees invoiced once you have scheduled your final inspections.

City of North Port fees are in Chapter 58 of the City Code and Sarasota County fees are in Chapter 70 of the County Code.  Rate changes are official when the respective jurisdiction codifies new fees in its Code of Ordinances. The only fee that doesn't follow the current code is Sarasota County's Road Fee. These rates are governed by an interlocal agreement between the County and City, and a list of rates is available here(PDF, 50KB)

About the Impact Fee Administrator

Randy Bowling is an urban planning and communications professional, with over a decade of experience driving strategic initiatives across public and non-profit agencies. His previous roles at the City of North Port include roles Planner II, where he contributed to the city's development strategy, and Market Research Analyst, where he provided data-driven insights for the economic development projects in the city.

Mr. Bowling holds a Master's Level Graduate Certificate in Business/Corporate Communications from Cleveland State University, in addition to a dual bachelor’s degrees in political science and urban studies. His professional accomplishments include published work on institutional sustainability initiatives and he holds specialized certifications in Emergency Management. In addition to serving as the Impact Fee Administrator Mr. Bowling serves as the Situational Awareness Unit Leader when the City's responds to emergency events, such as hurricanes.

How Do I Pay?

Impact fees are paid on building permits and are subject to the processing fees charged by our payment processing vendor. To avoid the possible large service fee please use the E-check verification method.
